This TNDC affordable housing development brings 143 units of affordable family housing and mixed-use spaces to Mission Bay. A six-story building includes 125 apartments, 10,000 sf of retail frontage and a variety of communal facilities, including the esteemed 826 Valencia.

It is separated from a row of 18 three-story townhomes by a tree-lined inner walkway that connects to a mid-block pedestrian path. The inner walkway, mid-block pedestrian path, and upper-level courtyards feature handsome bioretention planters that hide their stormwater treatment functions with rich plantings and the peaceful sounds of gently gurgling water over river stones during rains.

Working for the architect, UDCE provided full urban civil engineering services and coordinating stormwater management for permanent, post-construction design. In addition, under contract with TNDC, we provided temporary stormwater management services during construction - preparing and submitting the state-required Storm Water Pollution Prevention Plan (SWPPP). The project is GreenPoint Rated.
